Before you submit your application-Please read.

GENERAL Minimum age required is 18 years old. Application fees and administration fees are nonrefundable. These fees are to cover the cost of each individual application and background/Credit check.

All applications are subject to the final approval of the landlord. The average processing time is
5-7 business days. Once approved, Holding Fee will be required in the form of certified funds, or direct deposit. No personal checks will be accepted.

All completed applications will be processed. Sometimes we have multiple applications on each property. We will continue processing applications until all requirements are met and approval is granted by the landlord.

FAIR HOUSING Global Time Realty complies with the fair Housing guideline. We do not discriminate against any person based on the person’s race, color, creed or religion, sex, sexual orientation, national origin, age, marital status, military status, handicap, disability, or any other protected status.

CREDIT HISTORY  Global  Time Realty check credit history for any applicant. Your application may be declined due to negative public records, multiple collections, less than 660 FICO scoring,  or advanced rent to reserve property judgments, or other negative items on your credit history including but not limited to the following items:

• Evictions
• Involuntary Repossession 
• Undischarged bankruptcy 
• Pending lawsuits/Judgments
• Collections/Late payment history
• Foreclosure
• No sufficient credit history ( may require co-signer)
• The information on credit history does not match the application
• Applicants with a credit score between 550 and 640 may be required to pay additional deposits.

INCOME Applicants will be required to provide written proof of income. The total monthly household income must be three times  (3X) the monthly applicable rent.  Unemployment is not considered as an income. 

Applicant/s must be employed for at least one (1) year or provide a letter from their new employer verifying employment. Self-employed will be required to provide their most current tax returns.

CRIMINAL BACKGROUND CHECK will be performed for each applicant over the age of 18 years old.  You may be declined if you have been convicted for any violent felony, active warrants, Sexual offender/predator registry requirement, a conviction for the illegal manufacture or distribution of a controlled substance, criminal convictions relating to violence, dishonesty or breach of trust crimes. Any nature of the severity of the conviction may be a cause for denial of any application.

The landlord will consider factors including, without limitation, the amount of time that has passed since the conviction and the potential safety risk to the property. Global Time Realty will examine each application in regard to the type of crime, the severity of the crime, and remoteness in time of the conviction…should any conviction be found.

RENTAL HISTORY will be required for all applicants. We require a minimum of one (1) year rental history. Your application may be denied or required higher security deposit due to negative history on your rental history due to late payments, evictions, breach of the lease, NSF checks, violations, judgments, and damages to the property.

PETS Some landlords accept pets and some don't ( Service animals and ESA are exempt). You must disclose and submit a pet application for approval for the properties that accept pets. A pet deposit is required for all pets (excluding service and emotional support animals).
Deposits can range between $ 500-$ 750 per pet and there may be an additional rental fee required by the landlord. All pets must provide proof of up to date vaccination.

SERVICE ANIMAL Under the ADA, a service animal is defined as a dog that has been individually trained to do work or perform tasks for an individual with a disability.  The task(s) performed by the dog must be directly related to the person's disability.

Applicants with service dogs will be required to provide proof and a letter from their doctor stating that they have a disability that benefits from a service animal. A photo of the service animal will be required. The letter should be an official document with the letterhead of the mental health professional along with their contact information, phone number, and email address. The letter should also include the professional’s license number.

EMOTIONAL SUPPORT ANIMAL  ESA (emotional support animals ) will require to provide a letter from a licensed mental health professional. The letter should be an official document with the letterhead of the mental health professional along with their contact information, phone number, and email address. The letter should also include the professional’s license number.

SMOKING POLICY Smoking is not allowed inside at any of our properties. This includes, but not limited to tobacco, vapors and medical Marijuana. All Global Time Realty are Smoke free.

SUBMITTING AN APPLICATIONS 

• A complete and signed application for each adult applicant
• Pet application ( if applicable)
• $ 95 nonrefundable application fee per applicant
• A valid photo I.D per applicant
• Two most recent bank statements
• Two most recent pay stubs or tax returns 
• Pet application (If applicable)
